Location
The house is located in the hilly interior of Istria, in a peaceful green oasis called Dolenji Krnicari not far from Rovinj. It is one of the smallest villages in Istria, consisting of only three houses surrounded by old trees, vineyards and pastures.
The nearest town is
Svetvincenat (4.2 km), a beautiful medieval town with Renaissance square and castle. The village has shops, cafes, taverns and great pizza. In summer, many events like medieval festival with knights, a festival of dance and wine festivals take place in Svetvincenat.
Nearest city
Rovinj (20.8km) is one of the most beautiful towns on the Adriatic, multiple tourism champion with a rich history. 67 km of coastline, 2,289 hectares of protected green space, 16 islands, islets and reefs makes this city unique. Formed on its rich fishing tradition it has become known for the unique boat batana and songs bitinade.
Thanks to the proximity of the motorway any part of Istria could be quickly reache, making it an ideal starting point for day trips in Istria. Cyclist can use numerous bike paths that run on gravel and asphalt roads. Gastro-lovers will in Istria certainly come into its own. A gastronomy tour can commence in the nearby Svetvincenat and extend further north in the direction of
Motovun and
Grožnjan.
The closest connection to the highway is at
Kanfanar (5km) or in
Žminj (6km). The nearest airport is in Pula (35 km), and the distance to the Trieste airport Ronchi dei Legionari is 144 km.
Short description
The old stone house from the 19th century has been reconstructed combining natural materials and modern solutions. It can accommodate 6 people in three bedrooms, and if necessary, two more persons can sleep on the extra beds in the living room, which for this purpose can separated with a curtain from the rest of the ground floor.
There are two bathrooms upstairs and one downstairs.
House is full of creative manual work and quality materials which will rejoice adults and kids. In this house, the children were in the first place - starting with rooms decorated in a pirate style, curved pool, small homes on the lawn, swings, slides and lawn where you can play soccer, volleyball or badminton.
Special features
Stone house from the 19th century kept the original floor plan in the shape of a trapezoid and relatively modest dimensions and therefore it was necessary to do a lot of creative thinking in order to get a functional modern house. As a result house got an interior that is smaller in size, but very rich in detail.
All the beds in the house are handmade brushed solid wood with solid slats and mattresses of high quality. Interior doors are also from brushed wood, on which are mounted a stylized antique doorknobs.
Hi-Fi system with 4 speakers on the ground floor and two speakers on the front the terrace can be controlled from the living room and the outdoor kitchen.
Most restored old houses used rustic lighting that should play the original lighting which is actually completely wrong, because at the time of their creation stone houses were not equipped with electrical installations and lighting. For this reason, in this house have been selected contemporary LED lamps where the emphasis is on the quality of lighting and low power consumption.
Children will be delighted by the pirate look of their room, which is decorated with a hull of a pirate ship with two guns, beds of massive beams embedded in the wall, steering wheel, pirate map and treasure chests.
The staircase is derived from the polished concrete with brushed solid wooden treads. The emphasis is on a massive wooden pillar around which "reverses" the arm of the stairs.
The house has under floor heating on the ground floor, inverter air-co in the staircase and electric radiators in the bathrooms. Sanitary water is heated in the solar water boiler.
Interior
The interior combines "warm" materials like brushed wood and rough stone with "cold" concrete surfaces.
The ground floor contains a living room, a dining room, a kitchen, a bathroom and storage. Upstairs are located two bedrooms with double beds, a children's room with two single beds and two bathrooms.
Much of the ground floor is occupied by open space with two balcony doors and a window facing southwest. This space consists of a living room, a dining room and a kitchen.
Living room
Living room is placed next to an exposed stone wall, featuring a modern Italian leather sofa and bags for comfortable seating. Two extra beds can be set in the living room which can be in such a case separated with a curtain from the dining room.
The living room overlooks the swimming pool, which is particularly attractive in night when the lights are turned on.
Massive concrete box in the middle of the living room contains satellite LED TV 42 " on a rotating arm, and HI-FI with CD player.
The indoor dining room
The dining room is available for a table with 8 chairs and a small kid’s table with two chairs. The dining room overlooks the garden through the central window.
Kitchen
Tailor made modern kitchen comprises electric cooker, fridge with freezer, dishwasher, Franke sink, microwave oven and numerous compartments and cabinets as well as kitchen utensils and towels. Powerful LED lights and speakers integrated into the wooden ceiling box facilitate the work in the kitchen. In the summer the large patio doors allow excellent communication between the kitchen and outdoor kitchen. Beside the kitchen is a pantry with washing machine.
